Pre-Construction
At CPM we provide guidance, direction and support for our clients' decisions regarding general project and performance characteristics. During this phase CPM will:
- Assess owner needs and develop a management plan for the project
- Assist in the selection of design team and consultants
- Prepare and negotiate contracts for design team members
- Prepare overall budget and establish design milestone dates
- Review conceptual plans to ensure feasibility within budget
During the design phase CPM's unique approach ensures the design meets the conceptual intent and works within the established budget and schedule. During this phase CPM will:
- Review and evaluate drawings and specifications for constructability
- Develop and maintain a project construction budget
- Monitor and assist with permitting process
- Provide value engineering recommendations for cost savings and life-cycle costing
- Provide risk reviews and site logistics planning
CPM will carefully outline the scope of work for each trade in order to maximize subcontractor interest, provide competitive bidding and eliminate multiple layers of contractor markup. CPM's goal is to provide cost effective solutions to budgeting problems while ensuring value engineering. During this phase CPM will:
- Develop meticulous instructions for bidders
- Pre-bid meetings to review scope of work
- Receive, review, and analyze bid packages
- Review qualifications of contractors and coordinate selection
- Prepare and negotiate contractor agreements
